Roofing

  • Roofing Materials
Roofing materials protect the structure and its contents from the rain, sun, snow, wind, and dust. In addition to weather protection, a good roof should offer some measure of fire resistance and have a high durability factor.
  • Types of Materials
The shingles are complete with a strip of factory applied self-sealing adhesive. Heat from the sun will soften the adhesive and bond each shingle tab securely to the shingle below. This bond prevents tabs from being raised by heavy winds.
  • Underlayment
An underlayment is a thin cover of asphalt saturated felt or other material. It has a low vapor resistance. This underlayment: 1) protects the sheathing from moisture; 2) provides additional weather protection by preventing the entrance of wind driven rain and snow' 3) prevents direct contact between shingles and resinous areas in the sheathing. At Lakewood we use 15 lb. Roofer's felt, which helps in avoiding moisture and frost from gathering between the covering and the roof deck.

Attic Ventilation
It is extremely important to ventilate an unheated attic or space directly under a pitched or flat roof. At Lakewood we use an eave vent and pod vents. Insufficient ventilation can cause several problems. In winter, heat escaping from rooms below may cause snow on the roof to melt and water to run down the roof. At the overhang, the water may freeze again causing a ledge or dam of ice to build up. In summer, it is important that the heat has the opportunity to escape from the attic area. Lakewood Homes uses an insulation air baffle, which allows air to pass the thick insulation near the eave.
